FACILITY MAINTENANCE TECHNICIAN Job Summary:
Working under general supervision performs general preventative maintenance and corrective repair of buildings, systems, and grounds.
Assists in monitoring building system operations and performance.
May utilize skills in plumbing, electrical, painting, roofing, heating, and cooling.
RESPONSIBILITIES: Safety – Think about unsafe conditions and risks before every task.
Report any and all unsafe acts or conditions to your supervisor immediately.
Perform all necessary maintenance, grounds keeping, and operational procedures to assure maximum life and reliability to all company buildings, mechanical systems, and equipment.
Assist the Equipment Maintenance Technician and other staff with general maintenance and operational duties which include, but are limited to, performance testing, cleaning, repairing, and adjustments.
Respond to and complete work order requests in a timely manner.
Typical requests include light bulb replacement, air filter changes, hang boards, moving furniture, assembling shelves, performing minor electrical, plumbing work, repair locks, and doors and miscellaneous requests as required.
Operate forklift trucks at moderate speeds and with full awareness of your surroundings.
Oversee and inspect work performed by outside contractors in compliance with building codes and safety regulations.
Maintain inventory of lighting, plumbing, HVAC, and other building-related supplies and tools.
Proactively inspect grounds and building appearance and condition for all Praters facilities.
Retrieve and dispose of all trash from cans in the offices, breakrooms and bathroom areas each day.
Regularly empty dumpsters into an open-top and communicate when the open top is full.
Travel to customer sites to make repairs and/or travel to meeting spots to deliver replacement parts or equipment, as needed.
These deliveries should be requested by Operations and communicated to you through your direct supervisor.
Properly complete and turn in all required paperwork in a timely manner, such as sales invoices, credit card invoices and receipts for purchases.
Work with other departments to develop processes for continuous improvements.
Work with operations to provide parts for electrical or special services.
Communicate unresolvable issues to the Facilities Manager.
Keep the work area clean and free of debris.
Assist the warehouse team with staging orders and loading/unloading trucks for scheduled assignments as needed.
Participate in the company or external educational opportunities offered to enhance the knowledge, skills, and abilities of members of the maintenance department.
Weekend work and overtime may be required.
Support Praters, Inc. missions and goals.
Other duties as assigned. REQUIREMENTS:
Proven facility maintenance experience
High school diploma or GED Ability to stand for long periods of time, lift 50 lbs.
or more, climb a ladder, bend, twist, crawl, and jump.
Ability to work in tight spaces and outdoors.
Ability to read blueprints, repair manuals, or parts catalogs as necessary
Must be able to operate a gas-powered forklift
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.
Basic working knowledge of building control and automation systems.
Ability to communicate effectively and clearly with employees, vendors, and visitors.
Ability to work independently as well as in a team environment
Must have a valid driver’s license and Clean MVR
Must have a DOT Medical Card or the ability to obtain a medical card
Must be able to pass a mandatory pre-employment drug test and background screening.
